Common Interest Communities (HOAs & Condo Associations) in Nevada with 150 units or more are required to have websites under a law (NV Rev Stat § 116.31069) passed in 2021 and effective January 1, 2023. This law requires associations to establish and maintain a secure internet website or electronic portal with certain minimum content requirements.

Associations with fewer than 150 units are "encouraged" to also setup a website for their common interest community.

Establishment and maintenance of Internet website or electronic portal; payment of assessments electronically.

1. Each association of a common-interest community that contains 150 or more units shall establish and maintain a secure Internet website or electronic portal that may be accessed by any unit's owner. The association shall make available on the website or within the electronic portal any documents relating to the common-interest community or the association, including, without limitation:
1. The governing documents;
2. The most recent copy of the declaration of covenants, conditions and restrictions;
3. The annual budget of the association and any proposed budgets;
4. The notices and agendas for any upcoming meetings of the association; and
5. Any other documents required to be posted by law or regulation.
2. The Internet website or electronic portal established and maintained pursuant to subsection 1 must provide units' owners with the ability to pay assessments electronically.
3. Each association of a common-interest community that contains fewer than 150 units may, and is encouraged to, establish and maintain a secure Internet website or electronic portal pursuant to subsection 1.

In comparitive language to the Act...
The association rents the CondoSites product, an Internet website and portal designed to provide information on an association’s activities, and serve required notices, records, and documents for the association. CondoSites partners with Zego Pay (powered by PayLease) facilitating the ability to pay assessments electronically. Zego Pay's services are available as a free add-on to the association.

The CondoSites product exceeds the technological requirements set by the State of Nevada by including SSL encryption, individual passwords for each user that are hashed before being transmitted and that are only known by that user, and offers separate password restricted content areas for both renters and realtors while still protecting owner privileged data.
